We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

- Admin Fee: $5

- Amentity Fee: $5

- Valet Trash: $30

- Pest Control: $3

- Water and Gas: Based on usage and billed in addition to your monthly rent

- Electric: Based on usage and residents will need to create a utilities account

- Pet: If applicable, $25 per pet

- Detached Private Garage: if applicable, $120 monthly

- Carport Parking: if applicable, $35 monthly

- Storage Units: if applicable, $20 monthly

We’re thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

After you have finished your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

1. Electronically signing your lease

2. Setting up your resident portal account

3. Paying move-in fees and deposits

4. Sending our team confirmation of your utilities accounts and renters insurance

5. Setting up your move-in appointment.

We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move as smooth and easy as possible.

Welcome Home to Reserve at Kingwood! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

Thanks for your question! Here is the information regarding parking options:

- Residents: You will obtain one reserved space and may park in the open spaces on a first-come, first-serve basis. Please note that this option is only available for the unreserved spaces. Alternatively, you can also choose to rent a detached private garage for $120 per month or reserved carport for $35 per month.

- Guests: If you are a guest, you have the option to park in any uncovered or unreserved space depending on availability.

We're happy to share that we have a package room with 24/7 access! All packages will be delivered and stored in these lockers. Each resident will receive a unique code to enter the package locker and retrieve their items.

Students at our community have the option to attend schools in either Humble ISD or New Caney ISD School District due to our county lines. For Humble ISD, students will attend either Foster Elementary School, Kingwood Middle School and Kingwood Park High School. For New Caney ISD, students will attend Kings Manor Elementary School, Woodbridge Foreset Middle School, and Porter High School.
